Real estate investments are an integral part of a balanced and diversified portfolio. Good-value properties provide investors with high stability, consistent revenues and protection against inflation.
Solid investment properties
Real estate markets develop cyclically over time and do so at different speeds. When selecting properties, Nordcapital focuses on markets that are stable in both economic and legal terms. A favourable, reliable tax situation is also important.
The properties that make up Nordcapital’s real estate funds have excellent transport links and are situated in central locations with long-term prospects. When it comes to the quality of the properties, the focus is set on functionality, high energy efficiency and third-party usability. Long-term leases with creditworthy tenants – together with appropriate rent indexing – provide investors with lasting planning security.
Placed real estate funds
Fourteen funds containing 20 properties in total had been syndicated by the end of 2010. Equity has been invested in 18 office properties in the Netherlands, one office building in London and a retail property in the USA. The total investment volume of the funds is about €736 million. Average yields for the investors have been 6,6% p.a. The U.S. fund and one Dutch fund have successfully sold their properties. IRRs of 17.2% and 13.5% p.a. Respectively were achieved for the funds’ investors.
By the end of 2010, a total of 14 real estate funds with 20 properties were realised in the Netherlands, the U.K. and the USA. The total investment volume is about €736 million.
